Reading the number
What moves it most.
Floor area
Everything scales off it. Dropping 20 m² usually saves more than every finish downgrade combined, and you'll never notice the difference in a clear-span living room.
Wet areas
Bathrooms and kitchens carry the trades, the waterproofing and the tiling. A third bathroom costs more than a fourth bedroom.
Site works
A steep block can add the price of a small car before anything vertical happens. This is the line most quotes leave as "TBC".
Services
Going fully off grid is a genuine cost, but it's also the one that pays itself back. Worth modelling both ways.
Shed bays
The cheapest square metres you will ever buy. Under the same roof, on the same slab, with no lining or glazing.
